TERMS AND CONDITIONS

GENERAL

When you confirm your booking by the payment of a deposit you are entering into a short-term holiday letting contract between 'you', the holidaymaker, and the property owner, Mr J D Feilden. Please read the following conditions of let carefully. 

When the holidaymaker completes the booking and makes payment they are certifying that he/she takes full responsibility for ensuring that all members of the party adhere to these Terms and Conditions. The main holidaymaker must be a member of the party occupying the property, must be 18 years of age or over.  Provisional enquiries or bookings made will be kept for 5 days from our response date. 

BOOKING PAYMENT/DEPOSIT

A deposit of 30% of the rental price will secure your dates. The remaining balance of the rental and a damage deposit of £100 should be paid 4 weeks before the start of the rental period. Failure to pay the balance in full by the due date will constitute a cancellation of the holiday by the holidaymaker. Please take a note of these dates.. The full rental price is payable at the time of booking if the occupation date is less than 4 weeks from the date of booking. 

CANCELLATION BY THE HOLIDAY MAKER

Cancellations should be made in writing by email. In the event of a cancellation, we will attempt to re-let the property and if successful we will refund all monies paid. Where we are unable to re-let the property at the same value as your agreed booking and cancellation is made 4 weeks or less before the rental period, we will be unable to refund any monies paid.  We will consider special exceptions on an individual basis but strongly recommend that you take out holiday cancellation insurance.

CANCELLATION BY THE OWNER

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, we will notify the holidaymaker as far in advance as possible. We will also endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

MISCELLANEOUS

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

The mountainous location of the bunkhouse means that it is completely off gird and self sustained. This does mean that there maybe a little bit of maintenance and up-keep on your stay but nothing that we feel would be too inconvenient.

HOLIDAYMAKER'S OBLIGATIONS

There is strict no-smoking policy inside the property. You must permit the Owners reasonable access to carry out urgent maintenance. You must not sublet or share the property with anyone not nominated on the booking. The maximum number of persons to be accommodated in the property is 18 and must not be exceeded. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is considered unreasonable.  Please advise the owner of any damage/breakages immediately so they can be attended to/replaced for the next Guests. In cases where damage has been more than accidental 'wear and tear', then a deduction will be made from the refund of the damage deposit.

LIABILITY

The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker. Children must be supervised at all times.

DOGS

Well-behaved, house-trained and well-controlled dogs are welcome at the property and within the gated  on the express condition that dog owners are responsible for any additional cleaning and removal of dog fouling. Please bring dog bedding/bowls and utensils with you plus old towels/sheeting to wipe paws and help keep floors/rugs clean. The holidaymaker shall be liable for all damage caused by his/her pet or any pet belonging to the holidaymaker's party. A charge will be made for any additional cleaning required. The property owner cannot be held responsible for any accident or injury to a pet during their stay.

Dogs MUST NOT under any circumstances:

  • be allowed on any chairs, sofas or soft furnishings and should be kept downstairs in the communal areas. 

  • be allowed in any of the bedrooms. Dogs may sleep in the kitchen/diner on beds or blankets provided by their owners. 

  • cause a nuisance or intimidate other persons or animals on or around the property. Please keep dogs under control in the grounds as livestock may be grazing around the property. 

  • be left alone at the property. 

SAFETY AND ACCESS

Please bear in mind that the property was built before the days of regulations governing door height, stairway head height and banister height etc. We ask that you take due care as you will not be familiar with the layout of the accommodation. Random slate slab floors are not as uniformly even as modern flooring.

There are unfenced rivers and streams and old trees surrounding the property.

Access to the Lodge is via a single track which is currently uneven and only accessible by 4 x 4 vehicles. On your arrival you will be met by Mr J Feilden who will advise if your vehicle is suitable.  If not you will be parked roughly 1 mile away. Vehicles are left at owners risk.

One lift down to the Lodge is given to transport belongings and another for departure which is included in your fee. Any subsequent lifts can be arranged to and from the Lodge during the duration of your stay for a price of £10 per ride. Journeys only to be made between the hours of 9am to 9pm.

ARRIVAL/DEPARTURE TIMES

Unless otherwise agreed the letting commences at 4.00 pm on the day of arrival and ends at 11.00 am on the day of departure.

PHONE AND WIFI INTERNET

Phone signal is limited on certain networks. There is no wifi at the Lodge.

LINENS

Full bed linens can be provided at a cost of £3 per bed - please request at the time of booking. Extra blankets are provided. Tea towels, an oven glove and a hand towel are provided for the kitchen. 

COMPLAINTS/SUGGESTIONS

Please approach the property owners immediately if you are unhappy with any aspect of your stay so that a solution can be worked out as soon as possible. We will do our best to make your stay as enjoyable as we can and appreciate your input so that your next visit is even better!

DAMAGE DEPOSIT

Your damage deposit (£100 - to be given in cash on the day of arrival), minus any deductions, will be returned to you on your departure.
